Church View is a modern and well-equipped property that sits just a short walk from the harbour at Porthleven, beautifully decorated throughout and benefits from two driveway parking spaces, a cosy woodburner, an en suite master bedroom and a South West facing private garden with beautiful decked area which is a real sun trap.

This stunning property has been finished to a high standard throughout and is ideal for families or groups of friends. The house is reverse-level with a comfortable first floor living area as well as a large open plan kitchen/diner with patio doors leading out to the garden. Downstairs there are three bedrooms, one with en suite shower room, as well as the family bathroom.

The harbour and it's amenities are a short walk away where you will find shops, pubs, cafes and the restaurants that Porthleven is well-known for. The food scene caters to all tastes and budgets, be it award winning contemporary menus at The Square or more traditional fares such as fish and chips or Cornish pasties. There's a convenience store and a pharmacy, or the historic market town of Helston is a 10 minute drive or bus ride away with a selection of supermarkets, pubs, restaurants and a cinema. Porthleven is an ideal location from which to visit The Lizard, Penzance, St Ives and Land's End.

Enter into a hallway, with coats for hooks and a WC with toilet and handbasin. Off the hall is the living room, a cosy space with comfy seating for six on the large corner sofa and high back chair. There's a smart TV loaded with apps for entertainment, a woodburner for the cooler periods of the year, especially appreciated after a day out on the cliffs soaking up the scenery from the South West Coast Path. From the lounge you can glimpse the sea which reminds you just how close it is.

The kitchen diner is a spacious, bright and open room where each space flows to the next and double doors open to the outdoor areas too. The kitchen is equipped with a range of appliances including an electric oven with 4-ring hob and extractor over, fridge/freezer, dishwasher, washing machine, microwave, kettle and toaster. At the centre of the room is a kitchen island with four stools, perfect for a quick breakfast or casual drinks. The dining area has a wooden table and six chairs positioned by the double doors that open out to an outdoor dining table and chairs should you wish to dine al fresco on a warm summer's evening.

Stairs lead to the lower ground floor, hallway with all bedrooms off, and a door to the garden.

The master en suite bedroom has a king size bed, bedside tables with lamps, ample storage in the large built-in wardrobes and a garden view. The en suite has a shower enclosure with mixer shower, a toilet, handbasin and heated towel rail.

Bedroom two is a double room with bedside tables and lamps, chest of drawers, a hanging rail for longer garments and also has a view over the garden. Bedroom three is a further king size room, with bedside tables and lamps, chest of drawers and a hanging rail.

A family bathroom offers a mixer shower over the bath, a toilet, handbasin and heated towel rail.

Outside you have access to a shed with a tumble dryer and hanging space, ideal for wet clothes after a day on the beach. There are also spaces to leave cycles or kayaks out of the way and out of sight.

The large terraced deck has an outdoor dining table and six chairs, a few steps down from that is a further space that acts as an outdoor lounge with garden seating and side tables. The deck also has room for sunloungers, or they can be taken on to the lawn below, with the decking and lawn getting the sun most of the day - the sun sets at the foot of the garden where it dips behind the cliffs at the top of Porthleven.
